A new residential development in North London, comprising 12 modern apartments, encountered a regulatory challenge due to the site’s distance from the road. At over 45 metres away, the building fell outside the standard access range for fire and rescue services. Requirement B5 of the Building Regulations, specifically Approved Document B, mandates that buildings are designed and constructed to provide reasonable facilities for fire and rescue services to access and protect inhabitants in the event of a fire. If the property is build between 45 and 90 metres from access, a fire suppression system is required throughout.
We delivered a fully compliant and aesthetic fire suppression system. We installed Automist across every room in all 12 apartments. Automist’s low-water usage and sleek, wall-mounted design made it ideal for new-build applications where space efficiency, interior finish, and modern safety standards are all priorities.
The system was installed as part of the construction programme, working alongside other trades to ensure a smooth integration without delays to the build schedule.
With Automist installed to all rooms, the development met all fire safety requirements relating to access distance. Building control signed off on the project, allowing handover and occupancy to proceed as planned.
