In a four-storey residential building in Bristol, two newly created apartments faced a significant compliance hurdle. Under building regulations, properties of four or more storeys must provide either two separate means of escape or incorporate fire suppression throughout all habitable rooms. As the building’s layout could not accommodate a second escape route without major redesign and disruption, the project required an effective and unobtrusive fire safety solution to satisfy building control.
Mistek were employed to provide a compliant, alternative to traditional sprinklers. We installed Automist, the modern fire suppression system that activates in response to heat or smoke, targeting the source of fire with high-pressure mist.
Our team carried out the installation efficiently across both apartments, ensuring full coverage in all habitable rooms as required by building control.
With the Automist system in place, both apartments met the necessary fire safety standards, and building control approval was successfully granted. The installation allowed the developer to retain the existing internal layout without the need for additional escape routes or invasive construction, keeping the project on time and within budget.
The Automist system was fully tested & commissioned with a certificate issued and annual maintenance plan agreed.
